Burke Mountain | New neighbourhood community plans
The 4 new neighbourhood plans (part of the CWOCP citywide official community plan) provide a broad framework for land use, future growth and change in Burke Mountain.
Smiling Creek – Right in the heart of the 4 new Burke Mountain neighbourhoods is currently the busiest and most active development area. The new Smiling Creek Elementary school opened in Oct 2018 for the growing community. Riley Park grand opening was in Sept 2019.
Partington Creek – After Smiling Creek, the Partington creek area is planned to follow the growth in Smiling Creek. A new Sheffield-Partington elementary school catchment is planned and in conceptual design stage.
Lower and Upper Hyde Creek – The western border of Burke Mountain area include the Lower and Upper Hyde Creek neighbourhoods. These are ecologically important watershed areas. In fact, Hyde Creek will be one of the first Coquitlam residential neighbourhoods to integrate watershed management into its neighbourhood plan.

Burke Mountain neighbourhoods provide rugged natural beauty. To keep harmony with the natural setting, most areas will be low density single family detached homes (see infographics). Detached Homes will range from large: Estate single family, Large single family, Large Village single family to more compact: Small Village single family (think rowhouses)
Looking for Townhomes or Condos in Burke Mountain?
Townhomes and Condos are primarily planned for Partington Creek neighbourhood. The future Burke Mountain Village, formerly called the Partington Creek Neighbourhood Centre (PCNC), will be the commercial and social hub of Burke Mountain in Northeast Coquitlam. This 15.8-hectare (39-acre) site is located east of Burke Mountain Creek and south of the proposed extension of David Avenue.
