On July 7, BCREA relaxed its recommendation on Open Houses. In Person public open houses are available now with safety restrictions required. Basic safety precautions will be in place to protect the sellers and buyers. It is important to us that visitors bring and wear masks for our open houses and simple procedures will be reviewed at the door. Please consider that only small group sizes of 4 (or single family groups) will be allowed inside at any given time.
On May 27th, BC extended its state of emergency for 14 days. For sellers with tenants, this means that the strict rules of evictions and end of tenancy restrictions during state of emergency will remain – and some sellers have experienced some friction due to these conditions. For buyers, the same safety precautions remain in place.
The global pandemic has forced us to re-evaluate how we conduct our business both on a professional and personal level. We have always had a market leading digital approach and we have been able to adapt quickly, but we have also redesigned our safety procedures to go above and beyond recommendations.
Real Estate services have remained open because BC has listed it as a basic essential service. Although the Real Estate Board have strongly recommended against physical Open Houses, safe private viewings and virtual tours have been filling that void. Increasingly, LIVE Streaming Open Houses make it convenient for sellers to present their homes and allow buyers to tour and ask questions in real time.
Although there are no major changes for real estate services in phase 2 of BC’s pandemic plan, we continue to take care beyond recommendations to keep our clients safe. Some of the things we are doing to care for clients and others are listed here. Although these are only a few of the extra steps we take, you won’t need to read an exhaustive list because we make timely reminders to all parties when we contact them.
What is the difference between a Virtual Tour and a Live Stream Viewing/Open House?
A Virtual Tour is typically a pre-made video tour of a home or a 3D model of the home that you can view online at any time.
However, a Live Stream Open House or LIVE virtual tour is little different. The seller/agent schedules a date/time to broadcast a live tour of the home using social video apps. There are many social app platforms that are used including: ZOOM, Facebook, Instagram video, Google/GMAIL’s (Meet, Hangouts), Cisco’s Webex, Vimeo Live Stream, etc.
Unfamiliar with these? No problem! The most popular ones are ZOOM and FACEBOOK Live and we’ve walked many people through using it before!
How can I find homes with LIVE Stream tours?
